Architectural Design

Architectural Design is usually comprised of the following phases:

  • Definition of the Preliminary Program: Phase in which the client and the Architect discuss what will be designed, establishing a list of the functional spaces and other architectural components that fit reasonably within the budget parameters. This information will provide the basis for the Predesign Phase.
  • Predesign Phase/Proposal: Document created by the Architect based on the Preliminary Program, analysing local building and zoning regulations. The Architect may come up with alternative solutions which are more effective or more suited to local conditions. The elements that are presented at this stage may include 2D CAD drawings (plans) and 3D Renderings in order to convey the idea. In parallel, a proposal for the fees is laid out and, if the client decides to proceed, a written contract is signed.
  • Schematic Design Phase:  This is when the Architect devises the preliminary concept of the project, according to the previous phases. It usually consists of the presentation of 2D CAD drawings (plans, elevations and other elements that may be important) and / or 3D visualizations of the proposal, in order to facilitate its understanding by the customer. It is also at this stage that the Engineering Projects begin, under the direct coordination of the Architect.
  • Base Project / Application for License: At this stage the Architect produces the bulk of the Architectural Project in accordance with the established in the previous phases, after obtaining approval from the client. The approval process is prepared for submission to the City Council, as well as other entities involved in the Licensing. Simultaneously, the legally required Engineering Projects will be submitted for approval.

These are the main stages that compose Architectural Design. Exceptionally, and depending on the type of project, some City Councils will require that the Construction Documents be delivered as well.
